This is where Naples started growing from a small fishing village into an actual town. This two square mile grid where Avenues run east/west and Streets run north/south, harbors probably one of the most concentrated Real Estate wealth in the whole nation. Most direct beach access, mature landscaping, and really the only place in Naples where you have a real sense of in a small town. One is able to reach most restaurants and cafes by foot. Many historic properties around 3rd Street South Shopping district. A lot of the charm of Old Naples is the low density and mix of different types of homes, along with churches, schools, the hospital, and smaller hotels, motels and inns. Enterprising Old Naples Builders are tearing down the circa 1950 homes to build small multifamily developments that offer the advantage of modern design with Old Naples location. Mostly single family homes near the beach, and less expensive options as you move further from the gulf. Strictly residential on beach with no high -rises. Redevelopment of 5th Avenue South, the town's original business district, includes many new shops, restaurants, hotels, a community arts center and theater. Many hidden small lakes dot the area and offer nice water views.

Single family only from Gordon Pass up to Beach Club Hotel. The larger and more private homes with less public beach access are south of 20th Avenue South, with option for membership at Port Royal Beach Club. Larger estates here are two blocks deep. This is the area with the greatest appreciation for the last few years, and there is a lot of new construction and renovation.
